The Eastpointe Housing Commission also offers a program called Section 8 Housing Choice Voucher (HCV). This is a federally assisted rental program for low income families that utilizes rental housing in the private sector. Under this program, the amount of rent & utilities the family pays will generally not exceed 30% of their monthly income. The Eastpointe Housing Commission pays the difference between the amount of rent the family pays and the landlord’s contract rent. A family’s income must be within HUD guidelines for household size to qualify and all adult family members must be free of a criminal history. Landlords of rental properties must comply with HUD program requirements. The contract rent for the property must be reasonable and properties must pass a HUD Housing Quality Standards inspection. The basis of the Section 8 Housing Choice Voucher program is that it gives the family an opportunity to choose their own housing and live in the private sector neighborhoods. It is mutually advantageous to landlords because it they have an outside agency helping monitor the family’s use of the dwelling, guarantees them a partial, timely rent payment, and gives them the personal satisfaction of knowing they are assisting a disadvantaged family.
WAITING LIST information:
In September, 2002, the Eastpointe Housing Commission opened the Section 8 waiting list for one week and received over 5,000 applications. To date, we still have 1,000 families on that wait list and it is currently CLOSED to new applicants until further notice. When the waiting list re-opens, it will be advertised in the Macomb Daily
